RPS getting some love...decent promo, but if it's one of the top 9 developments I would love to see them add top 9 crew to finish the job already. That Gold's Gym might not open until Spring 2018 at this rate

I am seriously considering buying one of these townhomes. I am going to go to the sales office and I will update this board.

So the first building of 6 units will be delivered in March. Those are almost completed. I did a hardhat tour of one of them.
The second building of 11 units will be delivered in May/June... they are going to go vertical with those next week.

They are selling super fast. There is not even an model unit and the sales office is 45 minutes away and only 3 of 17 units remain. (3 will be used as models)

Oh wow really?
Seems like they are selling a lot faster than the ones in Hyattsville near the Home Depot. Those have had some price reduction.

Lookingbutnotlost --- Really? I looked at those as well a few weeks ago and was not interested as I really did not like the the overall look and feel of it... but I have not seen the price drop on Zillow or Realtor.com for those properties. Plus the sales rep I talked to I think would have pinged me.

Timing...the ones in the Arts District were the first new townhomes in the area and announced during peak recession vs now we are at a point with rising home prices, rising buyer interest, and declining housing supply...so I can see folks being skeptical to invest in the Arts District over time...especially with little news on the continuing development of downtown/arts district Hyattsville...they can't even deliver a Pizzaria Paradiso multiple years time, now there are more and a lot more guaranteed development surrounding the area.

I'm curious how sales at Editors Park are going...seems like development near there leaves skepticism too...when is the library going to start remodeling? when is PG plaza actually going to start remodeling? can UTC fill those store front vacancies? are those apartment buildings filling? their retail is still vacant. These are questions RPS just isn't facing and likely raises demand vs competition

I didn't look closely but realtor.com sent me an email and it had a down arrow in price. Maybe the email is wrong?

I was wondering what was going on there. The mall has newer stores in place already so the development has started.

I think RPS will do better--the retail appeal is strong. Ppl tend to dismiss the cachet of Whole Foods but it exists and is real.
