Hi my renter just imformed me they found a better rental deal and will be moving on. I have a small 3/2 in West Boca that I am confident that I could rent quickly but I am to far away to really take care of it. Does anyone know how well homes are selling in West Boca?My home is near Lyons/Yamato.

My husband and I are currently buying a home in Boca. While on our home search we did spend a day looking in West Boca and there were a lot of homes on the market there. Many more there than in Central Boca where we are buying. From what was told to us, the largest amount of foreclosures are mostly in the West Boca area.
You might want to hire a management company to rent out and maintain your home. My sis-in-law hired a company to do the same with her Pompano condo when she started working/living in Miami Beach and she has been very happy.

Wow,that sounds pretty bad.I hope that when interest rates go down below 5% in a few weeks things will start changing.

It's not about interest rates. It's about prices and debt itself. It's not 2004 anymore. I hope those ass clowns don't kick down the interest rates again. I mean high interest rates are bad too but...you are going to have to reduce the price, that's just the way it works.

While interest payments are the biggest factor in the equation, you still also have to calculate insurance, taxes, and any HOA fees.

It simply requires a lot of income to handle all that.

Certainly, the lower the price, the smaller the loan, and so the easier to handle the insurance and taxes.

Default mortgage interest rates at 4 1/2%

If on the front page of the paper you saw this( mortgage interest rates at 4 1/2%)and you had been debating about whether or not you should buy a home now or wait this headline would send you house shopping.

The time to buy is when interest rates are high and prices low. You refi when interest rates are low.

30-year mortgage rates averaged 6.24%, last week 6.04%
15-year mortgages rates averaged 5.72%, last week 5.64%.
