Yes, there are quite a few foreclosures in some of the areas I mentioned. But I think it would be safe to say that almost every community these days has homes in short sale and/or foreclosures due to our economy and the real estate "crash.". That said, you may THINK Olympia is full of foreclosures but in reality it has over 1800 homes and approximately 40 short sales or foreclosure properties. That's a little over 2%...not much.... If you are willing to ride out "the storm", you can buy a home at a very reasonable price right now in there and get a 2500sq ft 4 bedroom home that is listed between 300-350K depending on location (on lake,etc) and upgrades (pool, upgraded kitchen and baths, etc.). That is a good value for your money in one of the best school districts in the County.

Versailles has approximately 432 homes and about 5% short sale/foreclosure rate. A little more,

U120-you are right about the Isles, and it's one of my favorites too. There ARE fewer foreclosures since it was built in the late 90's before the boom. However, the homes are at high 300's for a 3 br and most 4br+ being 400K-600K right now. A lot of them also need work and/or updating in the high 300-400K range.

Also, there are many "renters" in communities based on the overall economic situation. Some people are renting out because they want to ride out their investments untilt the market gets better and move elsewhere. Some people can't sell their homes and can't afford to stay in them either so they rent them out and downsize. Others are losing or walking away from their homes and renting. "Renters" are not necessarily bad. Also, many communities like Versailles and Olympia have taken measures to keep the "bad" renters out. For example, in Versailles renters pay an enormous fee to the HOA to use the ammenities as well as a large application fee in effort to weed out "bad" renters.

I agree that Jupiter is very nice. It depends on what your needs are. Jupiter is much more expensive per square foot like Skylinet stated, and you'll generally get a much smaller home for your money than in Wellington.
