We are considering a relo to PBC and have a couple questions. We are looking at the northern part of the county...Palm Beach Gardens, Jupiter area. We have 2 daughters (5th and 7th grades). We will be looking at purchasing a home in the 1.5 to 2 million range and wonder which neighborhoods are most likely to have a lot of children. We prefer newer construction and would like to be east of the interstates.

Also, does anyone have an information on how much off list is typical in the area?

What is the process for applying for the choice/magnet schools? We prefer public schools and it appears as if there are some very good options, but many of them are the magnet schools. I have no experience with this type of program and wonder how to apply and what the chances are for gaining admittance mid-year.

Magnet school chances now? Slim to none, a friend of mine has children going to a charter school in Rivera Beach and the application process took three months last spring.

As for real estate, get a real estate agent.

The Jupiter school system is excellent without being a magnet program. In my opinion, the area with the most children in Jupiter is Abacoa. Check out Valencia at Abacoa for high end homes and lots of kids (close to Abacoa town center, the skate park, baseball stadium as well). I have a friend who owns a home in Valencia, and it's very child friendly.

Abacoa is a "new urbanist" development in Jupiter, and a place where a lot of families flock. It's safe, ungated, has greenspace and preserves, and is walkable to amenities.

Glad to see another Midwesterner showing interest in the area.
In this price range I would ask do you like the golf/country club lifestyle, or do you prefer to be on the water?
If you want new I would say Frenchman's Reserve Frenchman's Reserve would be real nice newer golf club community built primarily by Toll Brothers. You can still get new construction in here or there are resales.
Admiral's Cove is a little older but a beautiful community. Prosperity Harbor would be another good one.
Asking price is going to vary depending on the situation so there really is no set answer on that other than pulling up comps if they are available and basing your offer on that.
