The No. 1 selling real estate agent in all of Georgia is/was Sue Kim of Norcross (her face is plastered on billboards all over Gwinnett). About 10 years ago, she sold a friend of mine's house IN ONE HOUR! Seriously, she came by and listed it and then called back and hour later with a buyer!

Anyway, the point being the Korean community in Gwinnett is huge -- and very well-to-do.

Also, parts of South Gwinnett / Snellville are starting to see spillover from Stone Mountain and Lithonia. The large majority of Gwinnett is still very liveable, just much more diverse -- and traffic clogged than ever before.

My bad on the minority-majority population thing. I may have been thinking of the school system enrollment? It did cease to be majority white about 10 years ago if I recall. But the qaulity of education in GCPS hasn't declined, and that's the important thing.
Um, I don't know what you really mean by this, but Stone Mountain and Lithonia aren't "ghetto" either.

South Gwinnett/Shiloh/Annistown/Centerville/Snellville are very nice areas as well--and very beautiful.

So has anyone been inside Mega Mart yet? What was it like? Is it anything like the Galleria in LA K-town?

If I lived in metro Atlanta, I'd want to live in Gwinnett County in either Duluth or Suwanee.

I went to Mega Mart on Friday, and I was actually impressed. I was really worried it was going to be a Korean Wal-Mart, but it was anything but. The grocery area on the first floor was what was most impressing. Much better than any of the other Asian super stores in Gwinnett in my opinion, and I frequent several. I am definitely going to return. I urge all of y'all to go and explore!

UH ... they are close. Lithonia and Stone Mountain high schools rank among the worst in DeKalb County. And that's all that needs to be said.

The quality of a neighborhood's schools is a measure of that neighborhood's livability. When the schools are gone, the community is gone.

Sunday AJC article on Metro Atlanta school boards compared the real enrollment numbers for Gwinnett County Public Schools between 1994 and 2010. When viewed side-by-side, they really do illustrate how dramatic the shift in demographics has been in Gwinnett in just the last 16 years. I have to admit they surprised even me, especially when you break out the real numbers and not just percentages. Don't know why the AJC didn't include the Asian enrollment which is the other major component and what this original OP alludes to. So I figured it as the "balance."

1994 ENROLLMENT: 76,423
82.4 percent white (62,972)
3.3 percent Hispanic (2,521)
8.3 percent black (6,343)
Balance (Asian) 4,587

2010 ENROLLMENT:
161,120
32.7 percent white (52,686)
25.1 percent Hispanic (40,441)
27.6 percent black (44,469)
Balance (Asian) 23,524
