I never realized that Candler Park was so freaking expensive.

I wonder why they gave Buckhead low marks for diversity? There's a fairly decent mix of people living along the main drag. Virginia-Highland took a big hit on that too. Then I see the Old Forth Ward...then Midtown...the more I get into this the more I realize the "Diversity" rating is absolute BS. They give East Atlanta higher diversity marks than Buckhead...

But isn't East Atlanta more diverse than Buckhead? That result doesn't surprise me.

I guess the census figures might help answer this question.

Buckhead looks diverse b/c of people that visit or work there, not actual residents. Go to Chastain Park and play golf and look around

There are some incredible homes around that park!

If you are strictly talking about percentage white as opposed to all other races then yes, East Atlanta is more diverse. But it's black and white with perhaps a sprinkling of hispanics on the extreme south end of the neighborhood. I doubt they'd even be considered part of EAV. I don't really consider a neighborhood split between white and black as all that diverse. I mean they gave Old Fourth Ward high marks on that too...

I'd expect to see more diversity in the condos and apartments of Buckhead. I'm thinking more along Peachtree and Roswell. Not so much West Paces Ferry or Chastain. Old Buckhead is lily white but the more urbanized areas seem more diverse.

It's not. There are a lot of expensive homes there, but NO WAY is Candler Park more expensive than Inman Park and Virginia-Highland, as this bogus report claims.

If I recall from reading this when the issue first came out a few weeks ago, the guide shows only Buckhead to be more expensive than Candler Park. That's patently absurd and, in my opinion, makes the entire guide suspect.

The phenomenon you reference with people crossing Buford Hwy at random places is one of the more bizarre occurences I've seen. So many people get hit, you would think the community would be more cognizant of how dangerous it is. And speaking of middle of the night, once I had to pick up a buddy near there to go out of town early in the morning...probably around 5am...and there was literally a group of 10 people standing in the road just hanging out in the middle of Buford Hwy. If I had not been paying attention as I came over the hill I would have plowed through them all.

Yeah, as a Candler Park resident I have to agree. It's one level below Inman Park and VAHi with regards to "upscaleness".

However, they probably use real estate sales to determine the "average" home price, or whatever. And Candler Park is a fairly compact and well-defined neighborhood with absolutely zero sketchy streets so the home prices are likely more homogeneous than that of Inman Park and VAHi...but I admit I am guessing.

But for sure while CP isn't a cheap neighborhood it's probably the most affordable of the fully gentrified neighborhoods.
