Default Goodbye, Mr. Panda

I just found out yesterday that my husband will be transferred from Vegas to the Perimeter/mall area, and have been reading this thread off and on ever since. While we won't be in a position to buy a house for at least two years (short-selling ours in Vegas), the information from Mr. Panda has been a wonderful stepping stone. Thank you, sir, for your time and contributions.

Real Estate in the Lambert HS school cluster is building steam and slowly appreciating. I predicted 2 years ago that bottom is in 3rd quarter last year in the Johns Creek & S. Forsyth market.

6 months the median home price closing in Lambert was $347,500. Today the median home price is $359,000. We currently have 194 activing listing and Year over year we have 455 closings.

Home inventory: 5.5 months
Rental inventory: 1.6 months

Couple of years ago, I predicted that the bottom is in 3rd quarter of 2011 in Johns Creek / S. Forsyth real estate market. For those of you, including Momdog who purchased in Johns Creek / S. Forsyth in 2011, Congratulations for buying at the absolute bottom! This area will see 2007 prices within 5-7 years. I have no doubt.

I hope this uptick of home values is reflective in many parts of the metro, not just Johns Creek. It sounds good to me so far, compared to some recent years.

My guess is that the tier 1 locations will be the first to recover in metro Altanta.

By tier 1 cities I mean:

1) Milton
2) Johns Creek
3) S. Forsyth
4) Peachtree City
5) Alpharetta

A lot of Gwinnett County zip codes will still take time to reverse.

Actually my ex-wife was born and raised in the City of Atlanta and in DeKalb County. Now if we had not created a prenuptial agreement she would have probably ripped my heart out!
