Hello everyone,
I would appreciate if I get answer to many questions and concerns about forsyth county.I am listing them here
South forsyth and north forsyth county inculudes which areas?
Which one is better and will be much better in next few years?
Which one is more progressive?
How busy is the forsyth county in terms of traffic?
Which one has better schools?

I have heard a lot negative things about bad city planning in forsyth, the county is growing but in an unplanned manner, is it true?

Generally The area covered by South Forsyth HS sending area / NFHS Sending area.

Each area has different thing to offer. (NF is more open and somewhat rural )
I would say South is more progressive than NF.
All the main road are busy. Many of the secondary also.
I would rank them 1. Lambert 2nd(South,West ) 3rd( Central, NFHS) tie 2nd/3rd rank
City of Cumming does there own planning, separate from the county planning. Master Plan seen good, but there a lot of grandfather stuff you can just move and they have to work around it.

Forsyth County is one of Atlanta newer suburban counties. Parts of the county are still exurban and a few parts still rural.

They are on the nice side of town and have commuting access to good bases of jobs in Gwinnett County and the Alpharetta/northpoint area.

They have the highest median income in the area, but they don't have the regions' richest individuals. It is a more homogenous solid middle to upper middle class.

Property taxes are very low, in part because property values are high on average and in part, because they aren't reinvesting money fast enough for the growth. They rely more on state-level roads and are just now putting serious long-term investments into sewer systems. (vs. septic tanks)

It isn't very progressive, but very conservative and well off. Traffic can get pretty bad for the above mentioned reasons.

Overall it has great schools and is a great place to raise a family.
