Hi,
Well, im thinkin of buyin a place cause of the way the prices have dropped. Due to the fact that im a student i though of paying around 1100 dollars in mortgage each month. I went to a realtor and they set me up for one of those FHA loans which would limit me to buyin only repos (bank possessed homes) with only 160k as the total cost of the house.
Now, I knew that finding such a house (3bd and 2bth) in that range would be difficult but I had high hopes because of the fact that there were tons of repos on the market.
The realtor however took my to places like fontana,colton & bloomington, where no doubt the houses were huge and beautiful, but the crime rate was high and the schools werent competetive.
Where do you guys believe I can find such houses in good areas that would fit under that budget. I would be very grateful to all your helpful thoughts and would be even more grateful if a few experts come into this discussion.

Is it OK if it is out in the Mojave Desert? The Modoc Plateau? How about Needles?

Schools in Vegas suck.

At your price point, without a significant down payment, you're out of luck unless you're in the far outlying towns, some of which have a semblance of a good school system.

sorry, I am not sure the OP is for real, I think we have someone who is just having fun today. A student, where? She/he isn't making any sense, FHA loans are not only for foreclusures and I doubt any realtor said that is all she/he could buy. Then the realtor took him/her by homes that were really beutiful but the crime rates were high and the schools not competative: Really nice homes in Fontana, etc for $160,000? How does someone who is a students afford any kind of a home or qualify for that matter?

Now, if he/she is for real, I think there may be something for sale in Zzyzx, off interstate 15, on the way to Jean, NV.

Yes there is tons of inventory but unfortunately banks have restrictions when it comes to the condition of the home when you are seeking financing. If you are looking for a distressed home/forclosures etc. they are out there but depending on the amount of money you are trying to finance and the money you are willing to use as a Down payment, will matter.
