Plenty never add square footage and things like getting a permit for a new roof, even at the 22k price I paid including permit did not raise my property tax as I already had a roof and the local building Assessor considered it maintenance.

Many around here live in 1950's homes and have not significantly remodeled... as new kitchens/baths/windows or even adding A/C or upgrading wiring.

Time really isn't a factor...

Plenty of property owners in Detroit or other Midwest Rustbelt cities with values that have never recovered from their heyday.

It's all about demand for a particular location... not uncommon to buy a home in a high demand location and scrape the home and start over because the location makes it viable.

True; have never heard of an increased assessment due to a roof, no matter how expensive it is.

This is it in a nutshell or he would be buying a cheap home in the middle of Nevada, or Kansas or even ..... Detroit.

Ah yes nothing like an outlier to prove your point. Most reasonably populated areas develop and get more expensive over time.
