check out carol stream. I just found a home for my client that was 203,000 with 2000 back from seller. A 3 bedroom townhome with 2.5 baths and a basement. Good schools and a great place to raise a child. I've raised 3 here myself. There are also some older single family homes in that price range. 20 minutes to Elmhurst!

There are nice townhomes in Elmhurst in the 200's as well. I saw some on Fellows Ct,, 2-3 bedrooms,check REALTOR.COM.Walking distance to schools,parks and shopping. Nope,I am not a realtor, just familiar with the area. If you can live and work in Elmhurst, that would be great. I know there are tons of houses in Elmhurst for sale,and I would imagine Villa Park as well, you should have some decent bargaining powers these days. Doesnt hurt to try.Good Luck to you

In our continued search throughout the area, I've seen a few houses that are "liveable" in Carol Stream, Bolingbrook & Streamwood.
How are these areas as far as safety is my number 1 question? Our only security is two beagles...
Also, what about resale? I know this is a completely different subject alltogether, but I certainly don't want to pay 200K for a house that'll be worth 190K in six months. Crystal balls set aside, does anyone think their still a shot for gaining some equity in these 1950's houses that are far overpriced as it is???
As for Lombard/Elmhurst/Villa Park, I don't even see anything other than tear-downs at the 200K range we're looking at. And with a limited budget, it's not like we can afford to update kitchens/bathrooms/etc.

Carol Stream is a very safe town....as I said, I've raised 3 children here and have lived here for 17 years. I'm a small town girl and feel perfectly safe here.

Of the three above communities, I believe that Carol Stream has the best school dist.
