Default Flood risk in Morton Grove, planning on buying a Town home

I am looking into buying a town home in Morton Grove, on the waukegan road, Trafalgar woods townhomes built by Lennar and I know there is a brnach of chicago river nearby and I was wondering if anyone lives in that area nearby and has any idea about the flooding history there?

I heard that dempster street got flooded once...any one know?

Have you contacted the Village of Morton Grove? I would start there. Perhaps check with your insurance agent. H/she should be able to tell you if you are in or near a flood plain.
I occasionally bike on the forest preserve path nearby and the river will flood and sometimes close the path. You can enter the path by Dempster and Lehigh and walk south to investigate for yourself. But I think you are quite a distance from the river at least 750-1000 feet if not more. Are they building this where the factory is/was just south of the shopping mall?

Hey htanks

You are right, they are building this where the factory was? do you know what the factory was? it was not a chemical factory or something right? DO you know? appreciate your response..

I did contact the ins agent I was told that this is a preferred risk, I believe insurance is not required...

Not 100% sure, but I think it was a factory that made plastic model kits, The type hobbiests would buy to build a model car or airplane. The public library might be a good resource to ask what was there and if there were any EPA reports linked to the facility.

I wouldn't worry about it. Trafalgar Square townhomes are also nearby and no flooding whatsoever and excellent construction. Trafalgar Square townhomes are exactly the same and closer to the Metra stop (if that interests you). Dempster has flooded with huge rainstorms but no flooding in the townhomes. Also, a nice part about them is the underground wiring for electricity - never lose power in any storms.
