From an urban perspective, I think DC has way more upside becuase of the difference in development potential in DC versus Philly. DC will change through construction. Philly will change through renovation and rehabbing. DC has the potential to change the feel of urbanity in the city. Philadelphia is already built out much like Baltimore with thousands of rowhouses. Growth will come from rehabbing the vacant housing everywhere. DC's growth will come from redevelopment since DC has way more developable land than Philadelphia and not many vacant houses.

personally not sure to me I have any issues different wheter it be DC, MD, VA or Philly for that matter in this regard.

DC will never feel like Philly, that is fine, it has great and unique nabes and on the whole has more upside. I would probably agree

Market East needs work, so hopefully these changes will start before the high speed train, which is decades away.

The Gotthard has grown in cost to 34 billion....not 10 Billion...so a billion a mile.... So the Philly tunnel is not the worlds most expensive tunnel , even the Euro Tunnel was 15 billion and other tunnels in Asia are the same cost. This tunnel isn't fancy , at least not like a highway tunnel...

I'll go with this list too, except I'd probably bump 30th St Station ahead of South Station for "beauty" IMO. It's also busier than South Station.

Union Station has the Amtrak concourse modernization taking place for now.

But the much larger overall Union Station expansion is still in the advanced planning stages.

I haven’t seen the renderings for North Station in Boston. Could you please post a link to them? If it will surpass the Union Station redevelopment in DC, it must be incredible.
