I would like to get aquainted with people out there that might be able to help me well and grate at some point in the future. Please reply to me here. I own a lot in unit R and just found this forum. Marshland? What does that mean? Can I still build a quaint tire home or the like? Looking for advice...

We bought land from KCCI and they went bankrupt. We paid for five years and all we got was a I'm sorry. What a scam.

Default Resale Market for SLVR parcels

I bought my 5 acre parcel in the 60s and visited the site in the 70s and changed parcels to be nearer to a road. I own Unit 3, Block 14, Lot 7. Is there any resale market for these lots?

Jack, there are scores of places in the SLV for sale on craigslist at various prices and IMO not much potential for a sale.

I suggest you put it on Craigslist and see what happens.

Thanks Mike. I will do that. Just for information, a couple of years back I received an offer of $1,000 from a land company which I turned down. My last tax statement listed actual vale $4500.

Jack, you're most welcome. Just about everyone who has ever commented in any of our many SLV threads has the same low opinion of most land companies; that they're greedy scamming pigs. Those outfits are happy to sell parcels of scrub land for $5k or $10k then buy them back at pennies on the dollars from the tax man or from the people who want to unload their acres.

IMO it's far better to rent a motel room for a week or two, enjoy the stark lonely beauty of the SLV, sand dunes and mountains, then walk away from it with their retirement nest egg still intact. I make enough dividends on my nest egg to pay for over a hundred nights per year in a nice motel if I so choose, and my nest egg is still fat and still ALL MINE.

In my opinion, there seems to be heavy negativity regarding "newbies" being successful building in this area.

Is there somewhere a person can go to get sound advice on building and living on the land? San Luis on particular.

Primarily because "newbies" tend to buy sight unseen, don't understand much, if anything, about water rights, and think the SLV is a riparian climate with no building codes and regulation where one only needs to construct an earth ship with solar power to live off the grid while raising chickens and goats and growing a fabulous garden of organic vegetables. The reality is it is it is much, much different than that and the land capable of supporting such a lifestyle have been privately owned for over 150 years and sells at astronomical prices.

The best place to start with sound advice is with the Costilla County offices of where your property is located. They can advise on the requirements/limitations of water access, electric access, sanitary requirements, building codes, etc.
