The issue with large developments like this is that it is not a matter of "build it and they will come." The jobs to support 4,000+ new homes at $250,000 (which seems like it would be at the upper end in the Pueblo market) have to be in place for this to work. Now on the north side of town the jobs to support this can be spread between both the Pueblo job market and Colorado Springs, but even adding the larger and more robust economy to this equation doesn't make it a sure thing.

With all that said, I am always rooting for Colorado and by extension, places like Pueblo. This development breaking ground and seeing progress is a win for a lot more than just Pueblo. It would be an indicator the regional economy is making strides.

They are going for retirees from northern Colorado who might leave for Arizona and the developers are from Colorado Springs.

Not a horrible strategy. I'd rather see a big development like this thrive as a byproduct of a robust job economy than a retirement village, but Southern Colorado isn't exactly in a position to pick and choose these things right now I suppose.

That's what I've been urging COLO SPGS to do with that perennial albatross called Banning Lewis Ranch, a 22,000 acre spread east of COLO SPGS airport. COLO gives every retiree over a certain age a $20k per year deduction from taxable income which has a certain attraction all it's own. The climate here is a lot milder than the summers in AZ, the scenery is great, and the winters aren't that bad either. We get a lot of military retirees who like the bases and military amenities of COLO SPGS, but so far none of our developers has run with the idea and the city fathers think they can magically attract jobs (hah!).

Retirees don't need jobs so there's no need for a city to bribe firms with "incentives" to come here, we don't need schools either as any kids are grown and gone, and we don't need much police involvement either. What we do need are doctors and medical facilities (which bring decent paying jobs!), and places to spend retirement checks that come from all over the country, i.e., we bring lots of clean money with us - free to the city. The city of COLO SPGS has two strikes against it: no adult leadership and TABOR, both of which are killing the place.

I would like to see the job economy grow but I do not think its either or. Since Pueblo has a good weather climate why not have developments like this as well?

I agree and that seems to be what they are doing here.

Lifelong resident of CO, but we don't want to retire in Colorado Springs. Just plain tired of shoveling snow and the general depression of winter.

We're currently looking at Las Cruces, NM. Not as hot as AZ not as cold as CO.

The expansion of the Historic Arkansas Riverwalk of Pueblo is back on track.

State negotiators Tuesday announced an agreement with Pueblo leaders on a revised financing agreement for the state’s share of the funding for the Riverwalk expansion.

The state’s chief economic development officer also praised the updated plans for the Professional Bull Riders global training and sports performance center envisioned as part of the Riverwalk project.

Next, the draft agreement goes to the state Economic Development Commission and Pueblo City Council for their final review and approval. Representatives from both the state and city say they are optimistic for final adoption.

Fiona Arnold, the director of the state Office of Economic Development and International Trade, issued a statement Tuesday afternoon confirming the agreement with city of Pueblo officials.

“We are thrilled that our collaborative process had a successful outcome that strengthens the project and helps it move forward,” she said.

What is happening to the flood bank above the Pueblo Whitewater Park?
Was by there last week and it looks like they are taking the top 10' off of the 25-30' flood wall.


Looks very expensive and they are destroying all the artwork!
