If they make the move what do you guys want to see there. Me personally would love to see a mixed used retail office space at the bottom and an apartment, condo or hotel tower on the top.15-20 floors.Which would definitely shift a lot of development north even quicker.

So i got some good news. Matt Kennell the director for downtown Columbia who kinda oversees new development just told me that the design and engineering is still on for the apartment ontop of the garage it's just challenging he said. But he said no worries that this is still gonna happen and the apartment is still gonna be built.

Government buildings aren't really allowed to mix judicial space with residential space. There might be room for some retail, but it would likely be limited to a cafe, bodega, or coffee shop. Spending rules dictate that the government is not in the business of speculative development and should not subsidize any other development, nor should it co-mingle public and private funds. The best outcome would be a courthouse further north in downtown that frees up the current courthouse land for residential development given its proximity to Finlay Park.

The funny thing is there's not really a backyard at all. Western Auto and Rose Talbert back up directly into Powell Furniture, which makes me think that they can actually directly connect the buildings if they break through the back wall(s). I guess they can't really do anything about the SC Community Bank parking lot that abuts the new hotel. I kind of wonder how appealing the view will be considering most rooms will look either into an alley or a parking lot.

That's a good point that I hadn't thought about. It's already an unusual set up for a hotel to begin with, especially one being branded as a boutique hotel.

I would not be opposed to tearing down that horrible looking monstrosity that has no interaction with the street. If that and the old united way building were torn down and rebuilt as mixed use properties that would be a huge boon for that part of Main Street. Not to mention the empty lots and bus station that will be moving around the same time. 2019-2024 will be an interesting time for this area.
