If you do waterfront, it does pay to be a little elevated. Luckily many of Madison's homes are above a seawall or elevated enough that they won't flood - even in a storm like Irene.

I've actually been looking at a few homes on Middle Beach Rd online! It would be ideal for us to have a waterfront home.

Also could anyone tell me about Darien? Is it worth looking at when we visit next weekend?

I'd skip it personally. Nice town but too far for a New Haven commute through one of the most congested stretches of highway in the state (Stamford to Bridgeport).

It has a lot of good qualities (schools, low crime, easy NYC commute), but it also has a notorious WASP-y/snobby reputation, and is also one of the most expensive towns in CT (more expensive than Westport, generally). You'd be surprised how little house you get for your budget, and waterfront will not be possible.

Tara: In addition to a New Haven commute and the occasional trip to NYC, do fly regularly? If so, what are frequent destinations? I'm a fan of Madison, but one hang up is the lack of access to a major airport. Bradley is convenient when it comes to parking and lines but cross country and international flights are very limited. When Bradley doesn't work, you are looking at 2-3 hour trips to Logan and the NYC airports. I'd probably eliminate Newark from that list as well.

She didn't say anything about flying regularly or needing regular access to an airport. If that's the case, and they'll be flying say every other week, then yes - they will want to live closer to a major airport. BDL is good but you can't get to many places without a layover.

That being said, I usually make it to JFK in 90 minutes from Branford - so about 1 hr 40 from Madison. Never takes me 3 hours (unless you're planning to drive right in the middle of rush hour).

Plus, one must ask themselves - is spending an extra million on a home worth saving 30-45 minutes driving to an airport?

I can barely make it to JFK on a weekday in 90 minutes. You must have exceptional luck being 40 miles east of me and facing twice the traffic (NH to Stamford, the other frequently blocked artery is the Van Wyck/678.

FWIW, Google maps has the trip from Branford as 1hr 50 minutes WITHOUT traffic. Currently well over 2 hrs with "estimated" traffic.

I book my flights during off times - usually EARLY morning during the week. I usually cruise at about 75-80 because there aren't many cars on the road at 4 AM. JFK is about 85 miles from my driveway. Do the math.

I'm not getting into a pi**ing contest with you again over who is right.
