With recent price increase in the area ,the base price on the 7576 rockyford floor plan- 6068 is around 426k.

What would be an ideal asking price for this available spec home including Media room, hardwood floor? The current price after 30k knock off is 460k. I am not sure as to what other upgrades have been included in this house.

I would sit with my realtor and decide after looking at comparables. My layman guestimate is to forget what builder is asking, start negotiating at $433k and stop at $440. It's been on market for a while, if builder can't sell it then think of what you'll be able to get for it. You'll be selling a "used" & "older" property without prime location or stellar schools to attract buyers.

I reckon you don't have a buyer's agent. If its true then ask them to give you 2% cash back or to add wooden blinds to the house. If they don't agree than leave your card there and ask them to call you if interested. Don't call back for 5 days. After that either forget it or pay $460k.

If you or your wife really really love it, feel mentally attached to it, are frustrated with the process, keep arguing with each other, kids are catching on to the stress, you don't want to keep looking ... then just go ahead and buy it. Move in and move on with life.

I've been eyeing New Castle homes in Richwoods by your area and have noticed a $10k increase in their prices. Houses in that area are selling fast so I suggest to buy the house that really "wows" you, and you are willing to pay any price for it. If your just bargain shopping, then you'll end up losing another opportunity.
