Even putting aside location (which I wouldn't put aside), I wouldn't buy House 2 even if in my preferred location. It's hideous and needs a ridiculous amount of work and it still wouldn't be my style.

But aside from that, yeah, location. I chose to stay in Denver, have a 15 minute commute to my job, be near to family and friends. Plus good schools are must for me and my kid goes to one of the top rated schools in the state and House 1 is in the same enrollment zone so he still would be going where he goes now.

Crazy what 325 asking will get you now. The first one is only 1000- sq/ft. I do wonder if that includes what looks like a converted garage. The second one has a good amount of space, but wow is it dated. Saloon doors!!!! Also, check out that microwave. It looks like it should be on the space station.


If I was forced to choose between these two, I would choose option 2 because of it's location. The location of option 1 screams that you should have your local police on speed dial. I've learned over the years that when houses across the street have bars on their windows, the bars are there for a reason. Also, I've learned never to live on or near an MLK Blvd.

also, depending on your family size (or planned size), the difference in square footage is a significant consideration.

yeah, North Park Hill isn't an ideal location.

Just a little more money gets you something a bit larger and in a generally nicer area, although this specific house is a bit close to Colfax.

But I think that's the reason for the price, go up another block, north of 16th St. and it would be more. This is just a couple of blocks over - significantly larger of course, but still, quite a jump in price!

That's certainly true, but it's sadly the case that in many cities. there is an MLK named street that isn't going to be terribly desirable. And Stapleton and North Park Hill aren't quite the same....
