So, trying to find a place that fits the budget but still offers a decent neighborhood/good schools for the kids with a reasonable commute to the DTC area (within 30 minutes preferably).

Parker, castle rock, highlands ranch, etc. are all being considered but how this is this area of aurora? I have read that aurora generally speaking isn't the greatest and looking at the school ratings, there is no way i'd send my kids to a school rated as a "1".

Houses over here seem to be a *little* more affordable, new(ish) and the schools seem pretty decent.

Saddle Rock, Southshore, Beacon Hill, Tallyn's Reach are all good areas to consider.

Beacon Point? The Wheatlands is also a nice neighborhood.

There are also new homes just past Tallyn's Reach.

This is my favorite area in Aurora.

2bindenver, how would you figure the taxes on a new home? any general rule of thumb or general figure that should be used?

Also, how would you find out HOA fees for the newer communities?

Im not sure I can afford one of the new homes, they would be stretching the budget for sure. Im not too sure how so many people afford those prices lol.

Taxes for new builds are about .7 to .9% of the sold price which is the base price plus the options & upgrades. HOA fees are per community, the onsite person would know.

Real Estate taxes are:
1. paid in arrears
2. land + structure, not including the personal property. ( You fill out a form at closing, telling the county assessors office what is real property and what is "stuff"

Have you been approved for a loan yet? Because there is little inventory, smart buyers get loan approval before looking. Because there is little inventory, smart buyers widen their search perimeters to find a home to love.

I have been looking in this area as well. But ultimately I think it's too far out from a lot. I have been taking a closer look at Reunion as well.
As 2bindenver said, inventory is currently way down. We were in town for the holidays and had practically no houses to tour in the communities we were interested in.

Not sure where your job is, but the OP will be working in the Tech Center. Reunion would be either a god-awful commute (70 to 225 to 25) or an expensive one (E-470 to 25).

Tim - Keep in mind Aurora is served by 2 districts. Cherry Creek Schools (southern part) tend to be more highly rated than Aurora Public Schools (northern part).

Is that predominantly the 80016 zip?
If so, that area is very nice.

Most, if not all of it, falls in the Cherry Creek School District rather than in APS and while there are some lower rated CCSD schools, I doubt if any in that area are rated anywhere near a "1".
