Have you been approved for a loan yet? Because there is little inventory, smart buyers get loan approval before looking. Because there is little inventory, smart buyers widen their search perimeters to find a home to love.
Not pre-approved yet, dont have exact move date and have some other things to line up. Thinking of roughly a march time frame. My wife is a realtor here in Florida so I'm quite familiar with the processes and all. really trying to gauge what areas are possibly going to work in the budget/fit our general criteria, we have a few trips were planning to make to get a better feel and then go from there.

Florida real estate and Colorado real estate are different animals.

We have state-approved forms, we have largely different local customs, we do agency.

In Florida, you have board generated forms, and transaction brokerage is the standard.

when the time gets closer I will definitely have her contact you. I know there are some differences in the way its done, I was just referring to the general process that I am familiar with. (getting pre-approved being the biggest thing)

Always begin with the end in mind.

In your case, the end is a move in date. Then work forwards. Loan approval once you accept your new job. Then begin a home search in earnest. Be under contract the end of January to mid-February, inspection, appraisal, loan approval, close & possession.

Also, the mountain views are awesome in the far southeast area. Many of our neighbors work in the DTC. The areas east of Southlands and north of Smokey Hill, near the reservoir, are a bit flatter. The schools are very good, though Pine Ridge Elementary (serving Wheatlands, Southshore and Beacon Point ) is on a year-round schedule. The people I know who have kids there, however, have no problem with the schedule. I believe the other schools in the area all follow a regular schedule.

You could also consider south Aurora, just east of Parker Rd and including the neighborhoods of Piney Creek, Tuscany, The Farm and Greenfield (zips 80015 & 80016). It's a tad closer in and has some nice traditional neighborhoods.

This area of Aurora is my favorite, although I'd stay east of 470 (like by Southlands). I love the new Inspiration subdivision off of Gartrell as there are lots of rolling hills and nice views. We would have lived here but this area is a difficult commute to downtown.

Is there a list somewhere of all of the builders/locations in the area? through searching I Find a lot but I have searched 20 times and each time come up with new builders. Would like to look into new homes and see if any would fit our needs/budget.
