Hernando, Pasco and Pinellas County hit bottom late 2007.
Prices to stay flat but sales will increase.

Another post, only a month old on the same site, referring to Moody's forecast in Tampa suggests otherwise:

It's hard to say.
I had been under the impression that Ground Zero for the popped bubble was southwest Florida.
However
In '06, the husband, a landscape architect/planner who works on new housing, got laid off from his job in northwest Florida, and in summer '07 we moved here to the upper northeast side. He's been working on a side project as well as a regular job.
He got laid off from the regular job yesterday.
The work just isn't there, at least, not like before.

We checked prices over that way in 2005....
I COULD NOT BELIEVE WHAT HAD HAPPENED!!!

Lot prices in the Rainbow Springs area had gone from $15-25K, to $100-125K....
That's right!!!! That's not a misprint....

By the spring of 2006, when we returned, the market had just reached a stand still,,....The Reason...>>>>>>>""""SINK HOLES"""<<<<

Water Wells were drying up, and houses were falling into them!!!!!

We haven't checked back in more than a year, and frankly I don't care to ever check back....END IT!!!!

Did you notice how the link I posted broke it down by the surrounding counties and noted that Hillsborough has not hit bottom yet but the other counties had and that yours refers to the greater Tampa area?

There is a big difference.

Hillsboroughs higher prices will also help the other counties bounce back quicker.

Rainbow Springs is quite a bit further north than where we are talking about.

As far as houses falling into sinkholes, you may want to check into that a little further. Probably 95% of houses that get sinkholes never develop more than some minor cracks in the stucco. Very similar to what normal settling would do.

Default An addendum;

"""UBS"" [united bank of switzerland??], put out a chart at the beginning of last year [2007].....Detailing the situation in the mortgage market....
They had a graph showing all the different types of variable interest rate mortgages, and the month they were going to reset....
It was basically broken down into two waves.....the first was plain vanilla variable interst rate mtg's...the highest number coming due, this spring 2008...
That was followed by the next wave....""options arms"""....where the borrower chooses his 'poison' so to speak...determining the amount and the interest he wants to pay for a period of up 5 years....WHAT HE DOESN'T PAY....IS ADDED TO THE PRINCIPAL....upto 115% PMI
These start coming due, in 2009, and finally finish sometime in 2012....

THE HOUSING MARKET IS IN A GRAND FUNK, FOR THE NEXT 5 YEARS TO SAY THE LEAST.....

You may be correct....""BUT""

There isn't any insurance on your house for a sink hole....

or ""IF"" your well runs dry....

Hey Mike Peterson....
How about the Rotunda??? That's farther south...
Look at what happened to lot prices there.....5 years ago, you could have bought a lot in there for $5000.....then they sky-rocket to $75,000, and housing prices went to $250,000....
Then the hurricanes hit,,,,,and after they wiped out Port Charlotte, and you couldn't give them away!!!!
