Am I not going to find something that is not in a subdivision? I do not want to live in a subdivision and looking for rural areas south of 28 latitude (south of Tampa). I would like to be no more than 45 minutes from the beach.

Any recommendations for rural areas where I can avoid the subdivision monotony and not have neighbors too close?

I came to those same conclusions but found they are all over an hour from the beach. I was hoping to get a bit closer but seems I would have to live in those subdivisions that seem to go on forever.

Who cares about the beach anyway? If you want rural you have to be more than an hour from the suburbs in Florida or you face massively inflated property prices. "Rural" areas near cities are always much more valuable than suburban homes on tiny lots. The true country is in places like the Florida "heartland" which is returning to affordable levels and has few lucrative careers.

there are plenty of places south of Tampa near the beach not in a homeowners association. just contact a realtor (I suggest SoFlGal who I have never met but posts very intelligently here) and they can run a search with that spec.
We looked on both coasts for exactly this and found them. Of course being picky it took a lot of looking before we found the right home. They are out there, it just takes more work than most people want to do.

The easy choice is an HOA because they are newer, have amenities (tennis courts, pools, open area with landscaping). Most real estate agents show HOA homes because 95% of buyers want them.

If you are willing to do the other coast, there are plenty of rural areas in Volusia County that are 30 minutes or less from the beaches. Lake Helen, Samsula, Enterprise, Osteen immediiately come to mind.
