Im looking to relocate to West Miramar or Pembroke pines and i'm looking for a townhouse that is west of Flamingo Rd and North of Miramar Pkwy. I want to be close to I-75 for commuting to work.

My budget is 175k or below and I would like a 2/2 or bigger and a garage would be nice. Im looking for safety too and no "rude" people.
The HOA fees in the area are rediculous, I cant spend more than $150 unless it includes electric and water too.

Are there any townhomes that fit the bill? I don't care if its a short-sale or forclosure, i'm handy but frugal!

I lived in East Pines (University and Pines blvd) for a year and I do not want any of that. Im sick of the pants on the ground mentality over there.

Try North Carolina.

In all seriousness, avoid townhouses in west Miramar in that price range. It's not that it's a bad area, but your going to find a little bit of "gangster wannabe" activity in the townhouse complexes that are lower end and less established. Stick with western Pines, like around the Pembroke Lakes area closer to Flamingo Road.

In West Miramar I was looking at Monarch Lakes and all the ones in the Nautica areas that are just west of I 75.

I am planning to move up north to be closer to my family, but that wont be for at least another 2 years, so im trying to get something in the time being.

Edit: I am also willing to pay up to $250 HOA if it includes anything like insurance, cable, utilities, etc. I saw Cobblestone has this, how is that area?

Those are the two exact townhome areas I would avoid in west Miramar due to an influx of some section 8 renters. Pretty much everything else out there west of Red Road and north of the turnpike is fine. Cobblestone seems much better than Nautica but I know nothing else about the complex. The reason I say pembroke lakes is because there are are more established and smaller communities there with less of a foreclosure impact and less fancy (expensive) amenities.

Cobblestone is certainly convenient to commuting and shopping. It is an attractive community. The area is considered to be quite safe.

Pembroke Lakes i.e. Flamingo Villas and those _ Villas townhomes?

Cobblestone is expensive!!

Let me just say that I bought a house in W. Pines for 160K in June of 09. It's a 3/2 with a garage. We pay about $250 quarterly for HOA but it just includes cable.

If you are looking to pay about $150/mo. in HOA don't expect it to include cable, light and power. They may just include cable.

What part? I have actually changed my search to homes instead of townhomes, being that there are several foreclosures and short sales under 200k in the silver falls area.

Silver Falls is in the area south of the turnpike extension, which experiences a high rate of property crime. I would stay north of the turnpike extension and west of Flamingo.
