Seller update: We received an offer from a strong buyer for 96% of our list price with no contingencies. We wanted list but we have had so many showings without an offer we accepted. There continues to be strong interest in our property, especially since the inventory in our area is down to nothing. A few have contacted my agent to place a back up offer in case the deal falls through. Timing is everything. Had these interested parties made offers, maybe we could have gotten list price.

Quick question - did you recently get your county's tax appraisal notice, and how does that number compare to your listing price ??
Also, where are you moving to?- did you find a 'new' home yet, or been looking?

Congratulations! I get what your saying about timing but it works both ways. I'd be kicking myself if I turned down 96% of asking and didn't have any other offers rolling in. When selling a house, I chalk up anything over 95% a win.

My list price was $235K which I feel is right in line with homes that have sold near me. I few older homes (30 years older) were selling at the same price as mine. The difference being the master is downstairs. Like I said before, still surprised that people are willing to pay $25K - $30K more for a downstairs master.

Tax appraisals have gone up for sure, and I feel like our list price was actually a little too low. But all things considered (bedrooms upstairs) I think I have made a fair deal.


We have found a spec home in Mansfield that's in a great area. Glad we have found our forever home.

Thanks, we will be listing for around $380K in Rockwall County. I hope mine goes fast like yours!

anything anywhere under $300k goes pretty fast (nobody is building new homes under $300k)

$350k + may have some competition with NEW homes (unless you have 1/2 acre or more lot)... and may take a bit longer (unless you're under $110/sq ft)
