I think we are curious. I know prime Chicago homes in like Lincoln Park are up there in taxes. But heck, it is still close to like a $800,00 + value home with the works. Some prized codos can be up there too. Now that is top tier. Not the bungalow belt or nice also Nothwest side of Chicago where I lived. Iv'e seen taxes all over the spectrum also. A longtime homeowner is still key to lower on average taxes. I have mine for 20-some yrs.
Properties in Cook County are reassessed every three years. It makes no difference how long you have owned the home. My assessment went up 42% in 2019. I can't imagine what it will go up in '22. I heard some people's went up as much as 70%.

Question on taxes, as I hear Cook county residents complain often.
Yet, according to this link:
Illinois Property Taxes By County - 2021
Surrounding counties are paying more, are Cook county numbers somehow amiss?

Just because some counties are higher does not mean Cook is reasonable.

Cook taxes residential at half the rate of commercial but the tax bills are still awful and the county is still bankrupt despite having all the wealth of the prosperous business district of Chicago as a tax base. There is no amount of money that will allow a bunch of morons (read Democrats) to run an effective government.

Yup your local government is like a parasite and it won't quit sucking your blood (money) till you're deceased. They aren't even smart enough to realize that they'd be better served to encourage relief. Sadly of course this has gone on for many years now....it's nothing new to say the least.

I go by what I see listed for tax histories on Redfin listings for Chicago. You generally see those homes by a long-time owner still can have increases, perhaps though no major remodeling done. Those taxes will generally have risen less.

Sometimes you see a home with unusually lower taxes the most others. Sometimes a big drop on year or couple and then a jump. You say every 3 yrs yet the YEARLY Listing of taxes changes it seems every year. Not sure then what they are changing for?

A Day old new listing.... nice Tutor Home.... was a longer time older since 1990. Taxes fairly steady with no big spikes and LOW for Chicago today. Nicely updated... .maybe a flip? Looks like the original Platinum Kitchen Cabinets? Still very nice. Basic white and not sure if original wood floors refinished?
Northwest Side... I knew the area when I lived in Chicago.

Built in 1942 and sold last week for ---> $360,000 ---> Last sold in 1990 for $125,000.

Taxes low for Chicago..... would never be this price if a gentrified area.
Still would be surprised if taxes remained similar for the new sale price and owners.....

This was literally the first one I clicked on I thought it was a single home but it is multi-residential today. Huge jump in taxes in 2013.
Gentrifying - Humboldt Park on a double-lot and rebuilt in 2014. BASICALLY A 3-UNIT MULTI-RESIDENTIAL HOME......
Does not look as big as it is to me... why it looked like a single cottage home to me.

Speaking as a “real people” who spent most of her life in middle America, and loved visiting Chicago, you could not pay me to live there, or even visit there anymore.

This is true of so many wonderful cities that I am happy I got to visit before they were ruined...such as Seattle and NY. I’ve never been to Portland, but I’d never go there now, either.

gentlearts, you wouldn't even visit Chicago? Such beautiful neighborhoods on the north edge. With bike trails. With forestry.

I make it down once a week. Today Im on bicycle. Great stores. Great restaurants. Great people!
