Reminds me of an agent calling me out of the blue in 2005 telling me I should do myself a favor and buy an investment property in Alliente. Told her that area will never be worth the prices people were buying way out there. A friend parents bought out there, she said the house will never appreciate.

I had a friend who looked at the multi-million dollar homes in this area as she wanted bigger lots. People probably paid that but violated the first rule of real estate - location location location. And have been on the market forever. She then was taken to the Ridges and said THIS is a home worth its price.

Summerlin will always be the crown jewel of Vegas. When the Summit is done, nowhere can compete.
I'm sorry I just finished wiping the drool off my face from that video of The Summit on their site. Yeah, Summerlin is amazing. That's definitely where I'll be when I move to Vegas. I just had a friend from Los Angeles buy a $1.2 million place in Summerlin, finally got sick of L.A. I don't blame him haha.

As far as the information provided on the website of the summit, houses are 2 million +.
Thus, the price tag is not a small one, and even if you buy the 2 or 3 million USD homes,
you would still feel small there as others have 10 million homes and look down at you.

Just to update everyone. Made an offer on a nice home in NW Las Vegas. It was accepted and we are now moving forward. As per my research, NW Las Vegas is a great place to buy and live with large yards and competitive priced homes.

Hi Spectras,

My wife and I are positive surprised. We are in the half acre section of lone mountain, 89129 zip.
We find the area just north of Alexander and west of Durango the best.

1. All houses have 0.5 acre or more.
2. Lot of new fancy houses and older houses. All very competitive priced.
3. The area has a feeling of a village, but within a couple of min you are everywhere.
4. Great place if you are with kids.
5. I think there is crime everywhere, but if you look into crime mapping, the area north of alexander x west of durango
is a black hole in the crime map. And I am watching it since a long time. Thus, I think one of the safest places you can be in Las Vegas.
6. You can enjoy EVERYTHING Summerlin has to offer, but you don`t need to live in a small cookie cutter without yard and you can buy or rent a big house for the same amount of money.

7. We think that you get a lot of bang for the buck in this area and I would highly recommend it.

The problem seems to be, when you go further north than the area I am describing. There you are more remote,
less connected to summerlin and it becomes more and more rural.

That is great to hear!
And 89129 zip code really belongs to Summerlin - that is what RJ View newspaper says.

I completely agree with you regarding the large backyards where you can build your private pool etc... and on the top of that I wanted it to be gated...
You cannot even find something like that in Summerlin or Spring Valley at all..
