Looking at a few homes in Smithtown and a realtor mentioned there are some homes that have sewers, they were built by Levitt.
Can't find a "sewer map" on the internet, so does nayone know the areas that have sewers? Are the houses in Village of the Branch or St. James, etc? We will only consider them if they are in Smithtown schools (or any other school district that is part of the Western Suffolk Boces).
We tried to find a house in HHH SD, but the prices are just insane!
Also, if you buy a house in the village of smithtown, what additional village ammenities (if any) would we be able to get?
Besides some houses in Kings Park, I don't know of others in Smithtown Township that have sewers. I would think Hauppauge might have some because of the industrial park. Hamlets in Smithtown Township enjoy the same amenities as Smithtown Hamlet itself. Commack and Hauppauge don't have train stations though.

The realtor's comment is maybe a bit misleading with regard to "Levitt" or assumes you know what s/he knows. The Klar organization built the current homes. Here's a link to their website:
Keep in mind that Suffolk County as a whole has few areas with sewers; newer developments are generally required to include them. The largest area covered is the Southwest Sewer District in the Town of Babylon ("Bergen Point") which I believe spills over into (parts of) the Town of Islip.

There is no Village of Smithtown. There is a hamlet of Smithtown, in the Town that is also called Smithtown, which is probably what you are thinking of. Since Hamlets don't have their own government, living in the hamlet of Smithtown won't give you any additional ammenities beyond what you'd get anywhere in the Town of Smithtown.

But there is a "Village of the Branch" and I believe that is what the OP was referring to. And there are some benefits to residing in VOB.
I live in "The Branch". There really are no additional amenities and the extra layer of govt. can be a blessing and a curse. Taxes are slightly less but there is also a noticable drop off in the area of yard waste pickups which only occur a few times a year in the fall and spring. They added a mid summer pickup this year based on community feedback. (good example of the village govt.) There are no sewers here which was a main question of the OP. One big plus IMO is no overnight parking on the streets.
The contractor (Mr. Sonenberg) who has the snow removal contract with VOB is an absolute nightmare and horrific. They plow the middle of the road 20 times during a small storm, and leave you with 6-8 feet of street to dig out at the end of your driveway. He is also responsible for leaf and debris pick up, only a few a year, and if you are a do-it-yourselfer, you'll wish you lived in Smithtown........they pick up all the time and plowing is done by professionals! You pay just less than a grand extra for the village tax and you get less as far as I'm concerned! Smithtown township is great.
