Out of curiosity, what is foolish about it (other than not having a basement and the need to break into the slab to fix a plumbing issue - assuming the house isn't a POS)

To many of us it def is a big factor.

And what does the age of house on slab matter? 99% of the homes are no longer using the original radiant heat.

It's a simple fix. Abandon the slab pipes and run pex through the walls. Yeah it's a big job, but it really isn't too terrible. Of course best bet is to factor it in when doing a major reno but it can be done without tearing walls out and such.
Pex is great. It's not much worse than snaking wires through the walls. You'll need to patch a few holes here and there and do some paint touch ups or at worst a quick repaint.

At the end you’re going to share public areas with those people.

Ridiculous statement. Only parts of East Massapequa are close to "undesirable areas" ie north amityville and the worst parts of that are separated by 110. RVC literally has projects in the village and is right next to Roosevelt yet is a highly desirable safe area. Total non factor in any of the areas the OP is interested in.

What part of RVC borders Roosevelt?

Like I said to many of us it is a big factor, which is why I initially stated I would choose wantagh. I don’t care if my 10 block radius is great but when I go to my local stores or mall, I’m around people that don’t share the same moral values of a normal functioning citizen.

Meh. You can't really cite a mall or major shoppjng hub as an example. They will always attract the dregs and skels of society from miles away.

If your boiler is in your living room/ kitchen, your house is a POS. Termite damage and mold as no treated lumber was used. Every slab is cracked, not one in tact. Many here complained of their POS slabs that had severe cold air leakage by rotted out sills. There’s tons of negatives.

What are your concerns? I’ve heard no complaints of the beautiful Riv.

RVC has a *housing authority*, with low-rent housing on North Centre Ave and Maine Ave. It is not, however, adjacent to Roosevelt. The westerly bits of Merrick are, but separated by the Meadowbrook Parkway and some park land.

Still, Roosevelt has given us Julius Erving, Eddie Murphy and, yes, Howard Stern. Merrick gave the world (*cringe*) Paul Krugman.
