You can nit-pick all you want.
All the listed communities are fine.
They each have warts, but overall they're ok.
RVC is the odd man out. Different feel and vibe compared to the others. Probably most expensive.

Did I say “best” anywhere? Once again your basic 5th grade reading comprehension leaves much to be desired. No, I meant for the money around 1 millionish you really have no other choice if you want to live on the water with a boat in your backyard. You implied plenty better choices. You ain’t getting waterfront on the north shore for that money.

Anywhere from Atlantic beach to point lookout is much better than that dirty pond.

Lol eaton’s neck is great as long as you don’t mind driving 30+ min just to get to the LIE to live in that fixer upper. How are the beaches there? I’m assuming the same as pretty much every other Atlantic beach on the south shore. TOBAY (Massapequa) Gilgo, Jones, Long Beach, port lookout all pretty much the same. Atlantic beach is Atlantic beach

Tobay is to the ocean beaches as da riv is to RVC. Pretty good but, in a lower class.
