They're not new ranches, but there is no shortage of prewar colonials on 40x100 or so lots. Yes, there are definitely some advantages to having everything new, but most of these older homes (in Nassau) that have actually been lived in have been updated out the wazoo. "Needs work" does not mean cosmetics to me, none of them look like they're about to collapse into their foundations.....and buying older means you reap the benefits of significantly lower taxes. Just get a professional inspection done and you're good to go, I'm sure plenty of these old homes will outlast most stuff built this year anyway!

I'd personally much rather be cozy in North Bellmore....

I just wished we were buiding more of em, the 1100 SF ranch can quickly become the 2200 SF Hi ranch as family needs/income change

That house would be about 250 in Rocky Point.

We got started in something that size...and never regretted it for a minute. We love it out here by the beach.

Thats a hell of a buy for Nassau.

The City of Rochester, yes, but when people say "Rochester" they're frequently including the suburbs, which have their own school districts. I'm pretty sure the previous poster was doing that because he mentioned Henrietta which is a separate town.

Nice. I like what I see about Rocky Point, but adding another 30-40 minutes to both my wifes and my commute...I don't think I can go back to that..I used to commute 55 minutes each way. There's a reason why that same house where I live is $50K more.

Right off exit 58. My in laws live closer than Rocky Point up 83 and it can take more than a half an hour to get there from where I live, so Rocky Point is at least another 15-20 minutes.
