The area known as West Adams is beautiful, in my opinion. The big historical homes do it justice. Yes, its near ghetto areas, but I just can't see how that area won't gentrify soon. I guess a lot of gays live there, and they call it the black west hollywood. lol. I'm not gay but I think that might be a good thing for home values/hip scene. What are your feelings on West Adams?

Home values have definitely increased in the West Adams area. The area is greatly lacking in commercial development. If business starts moving in and the main boulevards are cleaned up, then I see the area becoming desirable fairly quickly.

West Adams has some nice homes ..but the nice ones people think of aren't cheap .. I guess they are cheap by westside or west Hollywood standards though..
The prices on those nice Victorians are pretty high ..but some of them are also pretty big too..
There was probably a point where they were dirt cheap ..but they weren't even cheap during this last housing drop .

I do think the West Adams areas is probably a Better bet than highland park though..but I guess highland park appeals to a different demographic that doesn't care about being near the west side areas .

I've also been pretty surprised with selling prices in glassel park ...this Is an area where I wonder if people will regret paying so much for , prices seem to be getting a bit nuts .

After the events of the last couple days in Crenshaw and Leimert Park, I don't think West Adams is going to be gentrified any more than it already is. The fear of South LA that had been subsiding since '92 will probably come back.

When i saw what was going on last night...I was thinking of this thread too..

It's kind of ironic that areas in Florida aren't experiencing this kind of lawlessness and crime (yes you would call it a crime if your car or business was smashed in) and their property prices are a fraction of ours in L.A

But we've got that beautiful sunshine...oh wait... they have that too...

A house in LA that is in a '$250,000' neighborhood would probably be more like a $60,000 neighborhood in Florida.

Highland Park and other Northeast LA neighborhoods aren't experiencing that kind of lawlessness and crime either.

And that's why Highland Park and even Glassell Park are better bets to buy property in than West Adams and Leimert Park.

Recent events have also emphasized why no one, including the government, wants to do crap for L.A. A city that is so quick to erupt in violence is a city that's going to be written off.

Well it makes us look bad no doubt.. The peaceful protests in Leimart Park were a positive expression of anger for the most part..but then this splinter group that most likely didn't even follow the case and only heard the verdict used it as an excuse to cause trouble.

There is crime in Highland Park and Northeast LA though...but perhaps not this specific kind of crime. It's also been a one day thing so far ..

There certainly is crime in those areas, but not this specific type of crime. In fact, the '92 riots - which even affected some areas of the westside - did not affect the northeast.

Even if the events in Leimert Park/Crenshaw come to an end, there's always the possibility of more unrest in the future - way more than in other parts of town. Even neighborhoods with high crime rates and with gang activity in other parts of the city don't seem as combustible.

Boy you really like Florida huh?

Of course, in Florida you cannot defend yourself against a stalker - they have the right to shoot and kill you if you attack them.

It is a shame that these groups resorted to violence - playing right into the stereotype / wishes of so many Americans.

I'm curious, is Los Angeles the only city seeing violence?

Good points that is true. I remember even the areas bordering Beverly Hills being affected by the riots. Stores destroyed ,etc.

I do see these areas being overpriced when you factor in the much higher crime. I guess there is just a 'base price' that has been set in L.A or SoCal ..no matter how bad the area might be .

Will be interesting to see if and/or how these events to effect the area, in terms of real estate.

I know if I was looking into the area I'd have some second thoughts about it too..
