Even with the ground retail, most of those condos are designed around getting in and out of the parking garage. Overwhelmingly, Brickell and Downtown condos are luxury high rises where the residents who can afford them have nice cars and prefer to drive them.

I don't think that's really true, usually it's just an in ramp and an out ramp. I know we disagree on parking garages in new construction, but really I don't see a big impact to pedestrian activity because of the parking included in buildings. Maybe they need more warning signs that there are active driveways, but other than that I don't see a problem- most condo buildings don't designate much of the street side area to the parking entry/exit, like I said, just a small in/out area.

Many cities preserve a piece a the facade of an old building. That might be nice. Just preserve a piece with the "Miami Herald" sign on it. Incorporate it as part of the new building.
