Hi, two questions:

The power is not too far away, approximately how much would it cost to get it on my land?

2. I know that Winnemucca has casinos, but how many sportsbooks does it have?

Ok, for a start, one gets what one pays for, 10,000 bucks for 10 acres is dirt cheap, for a reason.
Second, This property is not in Paradise Valley, it is in Paradise Ranchos, known locally as Poverty Flats, it is a wind swept alkalai Flat, desolate and destitute. Your property is just about exactly where Claude Dallas was run to ground. I suggest this book; Outlaw, by Jeff Long.

You will notice, there are no trees, there is a reason for that, too much wind, not enough water.

It is not a ranch, 10 acres will support 1/4 of a cow.

The alkalai dust will seep into your house, your car, your electonics, you. You will learn to cut the dust with whiskey, copious quantities.

If you buy this land, you have made a mistake. If you buy this land without walking on, camping on it, lying on it, all I can say, oops.

There are many wonderful and delightful places to live in Nevada, this ain't one of them.

There seem to be some nice homes already in the area and some trees are grown nearby.

Thanks for not answering any of my questions.

You seem to be obsessed with that "Outlaw" book, as if one individual taking exception to overzealous government officials is indicative of an entire community.

Well, then, buy away, go for it, enjoy it, Pretty funny though, one of the finest valleys in the entire west, a place of such scenic beauty it takes your breath away is an easy drive from Poverty Flats, but that $10,000 an acre has got you all excited. I have helped some folks find garden spots in Nevada, lovely place where you wake up and say, "thank god I am alive and living here!" but, they were folks that apparently had a sense of aesthetics.

Another place not far away is a lovely broad valley, grass from one range across to the next, a lovely place.

And heck, a bit farther on is a little town like place with timber, and one of the best steakhouses in Nevada.

Find out exactly how far the power is from your property, Call Sierra Pacific in the morning, get a quote from them. I have no idea how much they will charge, but I do know that at our place, to plant a pole along an existing powerline, put in a transformer and a drop, was $10,000.

But why on gods green earth would anyone buy rural land and then try to get on the grid is beyond me.

But then, I have no understanding of the nature of a person that would live in any of Nevada's windswept flats.

O' personally, I think, when a man shoots dead two law enforcement officers performing the duties us tax payers pay them to do, two men with wives and children, it seems a bit more than "exception to overzealous government officials".

Sounds like Poverty Flats is just the place for you.

And regarding sportsbooks, the casinos don't build those nice buildings by handing out money. Gambling is a tax on those who cannot do math.

Ok, For the rest of you that read through these posts, and got a pretty good picture of my opinion of Poverty Flats. If you look at the ebay posting, it is an incredible amount of work for a $10,000 lot. That alone made me suspicious.

Now, for the rest of you, do you want that Pied a Terre in the great state of Nevada? Would you like country living? Would you like a variety of environments to explore, from Death Valley to "California's Arctic", Nevada's highest mountain, but which isn't in Nevada? Or the Sierra Nevada within a reasonable drive, or some truly spectacular wilderness areas, Ghostlike towns (couple of people live in some of these), a soakable hotsprings? Are you a person who likes Jeeping, or back country horse, or backpacking, hiking, mountain climbing?

Now, if you are the kind of person who likes sitting around in front of a TV or down at the bar, drinking and complaining about the guvment or Obama, or the Sierra Club, then it really makes no difference where you live, but if you would rather be outside than inside..

Ok, Now, I have no connection with this place, but we looked at it, and, it beats the heck out of Poverty Flats. If a 10 is acreage with grass and water, and a 1 is a windswept sagebrush and alkalai flat that turns to soup every time it rains like Poverty Flats.

Then this place rates a 5, for the land, and a 9 for the location and the views.

There are a couple of caveats, and some of what they say is misleading, (not as bad as the guy selling the lot in Poverty Flats, but, nevertheless misleading) if you are curious, and have questions I will be happy to answer them.

I traveled all over the United States and Canada in my twenty plus years as an over the road trucker. I have always been on the lookout for the "perfect" retirement property. If you have lived in densely populated areas along either of the coasts the price of real estate is often figured in per square feet. A person that sees a bargain in a 50x100 foot city lot selling for $100,000.00 can go absolutely batsh*t when they see ten acres for $10,000.00 in places like Nevada, N.Mexico or Colorado. They plop down their $10,000.00 for a piece of property that may not have any water, power or access sight unseen. Then they try to build on their property and they find out that they can A. Not even get to there property, B. Have to haul water fifty miles, C. No electricity. The next insult comes when they spend a few days on their potential building site and discover the wind is constantly blowing, it is hotter than Hades or colder than Antartica in Winter and those fabulous views are so far away they cannot be seen. The final insult is when they eventually decide they screwed up and they try to sell their property and find out it is worth about $50.00/acre on the local market.

Some don't sell out but instead spend thousands of dollars building an access road, drilling holes that never hit water and building some kind of habitat that is not a very good fit for the environment. By the time they realize and admit they made a mistake they are usually broke and in ill health. Almost as bad are the "outsiders" that overpay for property and drive the real estate taxes in an area so high that all the locals despise their butts. Read the Montana, Colorado etc for examples of this.

BTW I haven't even mentioned Mineral Rights LOL.

Based on the extent of the information, both accurate and misleading on the parcel the op was interested in, I think the original purchaser fit your description accurately, and now wants out.

Oh, yeah, the mineral rights can be a great surprise to the unwary.

You all ignore the facts:

1. There are already some nice-looking homes in the area
2. Power isn't too far away
3. Dirt roads (2WD) go to the property

But don't let facts get in the way of your whining!

Look, your property is a silt basin, fine alkalai silt, that is what it is, and that is all it will ever be, and that is geology speaking.

I have seen many a 4x4 sunk to the frame on a "dirt road" made of alkalai silt. You will spend a fortune dumping gravel on the road every year, because every year that gravel you dumped is heading for China.

Did you find the cost to run the line to your property? And why would you want to be on the grid anyway. As I mentioned, a simple drop (no transformer, I just remembered, it was a 220v line) and pole, $10,000, was quoted to us, that was from an existing line. That would make your property $20,000, and it will be more, possibly, depending on the distance from the main line. May I suggest windpower, it should work well out there.

You will also need to drill a well, that will run at least $30 a foot I would think, Your groundwater is probably a couple hundred feet, figure $6,000 for your well Plus several thousand for pump and pipe and pressure tank, which will need a heated and insulated shed, and that sounds way low, you will need septic, that should be $5-10 thousand.

Nice homes? Beauty is in the eye of the beholder. I liked the guy that built a wall around his property with junk cars.
I showed you where to get a lovely scenic property on solid ground, in a beautiful valley, that meant nothing to you, you preferred Poverty Flats, so go for it.

There is an old guy, probably dead now, who specialized in selling crummy property to outlanders, 10,000 down, 99 a month. Montello estates, Ryepatch Estates, and probably the mis named Paradise Ranchos.

When I saw the listing on ebay, I figured that was him, but I guess the guy selling bought his place from Bud.

Don't worry, you will be happy out there, you will have to be, you have dug yourself a hole.

Before the next sentence, when I say treeless, I don't mean what someone planted and waters the heck out of to keep it alive, but I mean an area where trees cannot grow, you know; a dry dessicated landscape.

But tell me, with all the heartbreakingly lovely scenic places to live in Nevada, why a treeless windswept alkalai flat?

Have you ever wondered why if this place really is Paradise, why they have to sell it on Ebay? Ive never been out to the area you are looking at, but I've seen the places the same outfit has been selling out near Montello. There's a reason no one is buying this land. Clarks is trying to do you a favor. Don't believe him? Check it out yourself, preferably in spring when the snow is thawing.
