There's very little demand for development down in the Vineland area. There are so many areas of Philly to be gentrified, and even in Center City rents are still pretty affordable. Then you have the PATCO towns in Camden County, Collingswood is seeing some development, Westmont can't even get their's off the ground. So those towns will see growth first, then the Riverline towns, many of which are still pretty depressed. Then you have the new Gloucester County line being built soon, so all those towns will likely see growth before anyone really heads to Vineland. Why would a developer put money in Vineland before somewhere like Burlington, which has a more classic downtown, an in-place mass transit connection, and is much closer to the region's core?

I'm actually not as down on Paterson as some. Crime seems to be not quite as bad as Camden/Trenton or Newark (not saying much, I know). The large influx of Middle Eastern folks has brought diversity to parts of the city, and these groups don't seem as plagued by the socio-economic ills that have led to crime elsewhere in the city. It has a train station, and good highway connectivity. Its mix of old factories and rowhomes makes for a potential nice post-industrial chic redevelopment, in that regard it bests Newark and maybe even JC. That said, it lacks the in-place appeal of Jersey City's waterfront, or Newark's higher-ed institutions or major corporate anchors, so Paterson's renaissance is still off a ways.

Neither will see a dramatic change any time in the near future, but between the two, Paterson without a doubt.

Overall both towns are obviously pretty bad. But at least in Vineland there are some nice new developments (in the eastern part of town). You can buy a 4 bedroom house in Vineland for $300k and get an acre of land. Good luck finding that in Paterson.

As far as overall economic development, I would give the edge to Paterson simply because of it's close proximity to NYC and other cities. Vineland is stuck in the middle of nowhere with nothing around for 30 miles in any direction, and no major highways leading in or out of town.

What about Route 55 then . It provides direct access to Philly, and traffic isn't too bad. I went into Paterson earlier this week to visit great falls, and many areas are downright dilapidated. Not looking forward to going there again . Vineland didn't look quite that bad. In terms of appearance, it looks just like any other town in suburban NJ.
