In Northern NJ it's negotiable. I could have asked for as low as 4% but went with 5%. Buyers agents tend to look for the highest commissions when choosing homes to show their buyers. If youre really anxious to sell, see if you can make the buyer's agent commission higher - i.e. 2% seller's agent and 3% buyer's agent. This will also encourage your agent to try and sell it themselves so that they get the full cut.
Try Foxtons 2 percent. Opps I'm sorry that didn't work. They are out of business. If you don't give them 6 percent they won't work to hard.
I had a horrible time selling my house a few years ago. My contract said 2 1/2% for the selling agent and 2 1/2% for the buying agent. Once I jumped it up to 3 1/2% for the buying agent I had realtors crawling thru my door, seven showings on one weekend and had an offer during that weekend.
Try to find a realtor that is willing to give the buying agent about 3-3 1/2%, and as low as you possibly can for the selling agent...this will make your selling agent move their rear-ends on your house...it worked for me.
(Now lets see how many of this sites realtors dismiss what I just said)
I've had friends offer the 3/3 split for the first month only and then it drops. Encourages them to hustle at the beginning of the contract. Also, never take longer than 90 days with one realtor, and don't automatically renew.

As for the comission, 5-6% is about the average but I will say this, if someone comes in a says they will do it for 3-4% or sometimes even 5%, most of the time you get what you pay for. Do your research and interview a few agents.
