the one that they put today was $3472. Not the most affordable option. But the huger game might bring some more affordable options later on.

It's not the most affordable but the only other one bedroom Platinum finish on their website is $5634 which is bonkers.

This seems like a pain, having to check every morning not knowing if or what will be posted, and it only allows three applicants. This will be a bit of effort to be successful, would be much easier with a regular wait list.

I just spoke with Ms Wentt and she echoed what is being said that these prices will be significantly higher than the previous lotteries.

As I recall, the 2021 lottery had the lowest prices, and the lotteries before that one were not such good deals. There was an 80% bracket, which was reasonable, but 90% of all the apartments offered were in the 165% bracket.

I saw only the one apartment on the website this week, in 5 Oval, and I wonder if there were any others that I missed.

Thanks. I did this now.

In terms of pricing we got our 2 bedroom lottery apartment in 2017. Our lease renews on July 2023 abd the rent will be around $3800. If we were to get at 2021 apartment it would be $2600. I will see how the numbers she’s out for the neeer listings when they come up but it seemed doubtful that this new process and prices will be attractive but given the way rent stabilization works it does feel very similar to a Hamilton Lottetty drawing; I could envision At beautiful 2 bedroom that gets listed at the bottom of the range due to the rent the previous tenant was paying.

Good luck everybody

But don't forget that the 2021 lottery apartments were "minimally" renovated. That is still very nice by my standards, since I have the original 1947 kitchen and bathroom. I don't know how your current apartment is in terms of the renovation. But the one apartment I saw this week on the "affordable" site was a super duper luxury reno, quite nice.

Plus, if you're in Peter Cooper, what you have is a good deal, I would say. But of course $2,600 would be better, even if the finishes were not as luxe.

Are you rent stabilized? Or does your rent increase by the AMI?

Yes stabilized. Our new lease has a 3.5 % increase for 2 year and 5% increase for 2 years.

We would only move to another PCV apartment because the deal we have is quite good but there were a few on the other thread that have a better deal. Not expecting but still have hope.

Btw, thanks for all of your postings. You are a tremendous resource

Our appliances are pretty basic white. We have a microwave and an ice maker as well as lots of cabinets. A $2600 apartment may not include these. We just received our lease renewal so wanted to circle back to the affordable housing situation to get a current pulse.

It makes sense for you to not move to Stuy Town from PCV because then you would be giving up a bathroom, and that's rough.

I'm glad you're rent-stabilized. I don't know if these new ones will be. I haven't seen that stated in print, have you?
