And 10 B in 360 1st Ave. Both properties I mention are PCV so there could be a recognition that Stuytown apartments are in a different position.

It's possible that the plumbing in PCV is better than the pipes in Stuy Town. I know the wiring in PCV was better, and that's why those folks had air conditioning way before Stuy Town did.

I suspect, but don’t know for certain, the NYC (and/or NYS) plumbing codes have specifications that might require separate pipes for clothes washers. If this is so, the required upgrades or new plumbing might have been installed at the address mentioned. Likely not inexpensive to achieve this. Also likely, it would be a market driven decision.

The management wants to get high rents and does not want to lose MR tenants and MR market share to area buildings that do offer w/d in units. MR tenants might have been hit with a surcharge initially for the w/d install, or a monthly charge or both.

Don’t forget, laundry rooms are likely profitable for buildings. If the entire building goes w/d in unit at once then the building management loses all the revenue from the laundry rooms. But, only for the unregulated units can they raise the rent to recover the expenses for w/d installs, and makeup for lost laundry room revenue. It is smart for management to concentrate w/d in units that are not rent regulated.

It would be smart to consider to offer to install w/d in rent regulated unit for a surcharge. I suspect this is allowable under regs and policies as long as the tenant can refuse the install and the surcharge. It’s not likely many rent regulated tenants will move out over the issue, and if they do there is a long wait list of people willing to take their place.

Right, but imagine having to remove them if the next RS tenant declines. 10x worse than a/c.

There’s an apartment posted just now, 315 Avenue C, a platinum finish one-bedroom for $3,409. I posted photos in the 2021 Stuy Town lottery thread.

Edited to add: After Sabavoon posted about the two-bedroom, I checked the site again and grabbed a screen shot (above). As of now, 9:56 a.m., both apartments are gone.
