I would eliminate rent control and rent stabilization period - but would also disallow any non-citizens or people who will not be living full-time in the property from buying or renting it, which would reduce upward pressure on the NYC market from foreigners buying pied a tiers.

There is no justification for rent control / stabilization anymore, every other city in the US has gotten rid of it, it is long past time for NY to do so as well.

If you are well educated and have a skill, or you know how to hustle and work in hospitality or the gaming industry you may be able to survive anywhere.
Maybe people should stop to think the next time they support a politician like obama who advocates for illegal aliens gaining citizenship, an expansion of the H1B program, and increased legal immigration, particularly when they complain about the lack of jobs and degeneration of middle class wages over the past 30-40 years.

As said in the past if you end rent stabilization you will have approx. a million tenants homeless.

As for "God given rights" there is no GOD GIVEN right to the ownership of property. The ownership of property and whether or not it can or should be rented to others for money and for how much is a SOCIETAL DETERMINATION.
God has not made his voice heard on the matter.
For any landlords who ARE hearing the voice of God directly there is a whole class of drugs to deal with the problem.

That is MY point.

Of course they should. Rent regulation has constipated the NYC real estate market for decades, and has had the effect of vastly driving up market rents.

The city/state should get rid of all rent regulation, and sell of the housing projects. Most of the city, especially parts of Manhattan should be seriously upzoned. And I seriously look at getting rid of landmarking. This would spur huge development, allow high end demand to finally be satisfied, allowing market rate development of mid priced properties. People who don't need to be, and otherwise can't afford to be in NYC will have to leave (which they'd be generally better off doing anyway.) They'd be replaced by people who are more in a position to both contribute to, and take advantage of NYCs economic opportunities. These people would be in a better position to pay taxes to help maintain the city. Also all the development would be paying higher property taxes than what had existed previously.

you are making the mistake of assuming that having a rent stabilized apartment has anything to do at all with income or net worth.

unless you are are making around a quarter mill a year it does not.

No. All subsidies should not be ended.

Whether you like it or not, poor and working class folks are here to stay and there's nothing you can do about it.

Rents are getting completely out of control while wages are staying stagnant.

One in 7 million americans out of 300 million are on FOODSTAMPS. A government subsidy.

They were not able to access their benefits yesterday in 17 states due to a supposed "error glitch" and *ish was about to be get REAL.

Oh, and many of the people affected and screaming bloody murder were from the SUBURBS (we know what this is code for, right?).

And 4 times that off welfare. With about 1/4 of the NYC budget set aside for welfare, that would be a huge relief on us taxpayers, and would invigorate the economic environment here enormously. The welfare recipients would be welcome to return to either mexico, puerto rico or other foreign country after having snuck into the US for such benefits, or to another state with lower costs where they'd have to find work. I'm simply fed up having to pay for both my family as well as the latest illegals and such.

Are landlords not entitled to profit, like actors, singers, stock owners, business owners, or any other human being? Or should people just buy property and then let anyone who wants to live on it do so for free?

Quite a ridiculously stupid comment. In a socialist country, there is no ownership of private property, the State owns everything. Is that your goal?

NYC existed for a very long time without rent control/stabilization, it has only served to create yet another class of entitled elites (see public union employees) dedicated to supporting the masters controlling their addiction to someone else's money, i.e., the Democratic party.
