When it come to property in Corvallis, its defiantly over-valued. You will get more house for your money in Albany-Monmouth-Independence.

We like medium-sized cities like Santa Rosa, CA we're probably going to wind up in Salem area.

Lebanon is around 15-20,000 people I think and Woodburn about the same. There are some threads on here about Woodburn if you want to use the search function.

Silver, and everyone, you're very helpful, thank you very much, as you can imagine this process can be stressful, so thank you for answering my questions, as I need a lot of help, all I can get.

If you are renting, at least you won't be stuck if you decide to try a different place. A lot of Corvallis seems to revolve around OSU, so if you like going to college activities (sports), that might be fun. If you decide on Salem, I'd stick with south or west.

Registration for 2 years on my pickup is $56 buckaroos...

Default pumping gas

[ we love not having to pump our own gas

I hated not being able to pump my own gas when I lived in Oregon. I can't tell you how many times I would pull into a gas station and watch while the attendant filled cars that came in after I did.

You'll get more house for your money, but real estate value is more about location than it is about the cost per square foot of domestic living space.

When you buy a home, you're buying a piece of the community: a part of the library, a part of the schools, a part of the parks and recs program, a part of the concert schedule and arts scene, law enforcement, fire protection, access to farmers markets, bike lanes and sidewalks, etc. None of those other cities can hold a candle to Corvallis when it comes to municipal amenities and civic quality.

I would hope Corvallis would have more. It's 4 times the size of Monmouth_Independence. You can't compare Corvallis to M-I, they aren't the same size.
