I don't know if they're really "specials" but is there a certain time of year that apartment complexes have more move in specials? Something like save $250 on move in or something similar? Specifically looking in Tempe and/or Chandler.

My experience was that there wasn't a good time for specials in particular, but that if you've got good credit -- or if you simply ask -- a lot of the fees can be waived. We're in south Tempe, and we had our application fee and our deposit waived based on our credit (the application fee is something like $206 here so that's not a trivial amount).

Other places we checked out, when we asked about waiving the fee, were agreeable to it. There's definitely flexibility.

We did not have any luck trying to coax any of the places into first-month offers that weren't already advertised. When we looked at 90 Degrees in Scottsdale, who wouldn't waive ANY fees, I asked about any move-in specials and was told "We're nearly completely booked and will have this apartment booked within the next day or two... we don't need to have move-in specials". And it's true, really.

Last year I rented a place the third week of September. According to the leasing agent I scored a pretty decent deal because it was 4 weeks after any students that attend the tech school across the street moved in, but 4 weeks before the snowbirds start looking.

I couldn't get any of the fees waived but did get $30 a month knocked off my rent.
