That's a part of Avondale called Garden Lakes. There has been quite a bit of development to the west of Garden Lakes known as Rancho Santa Fe that is, in my opinion, the best part of Avondale and south of the freeway that is new but not as pricey. The oldest part of Avondale is south of the freeway between Litchfield and the Agua Fria River roughly and it is a lower income area.

The schools in Avondale range from so-so to bad, so consider that if your kids are school age.

That actually looks really cool! Wondering what fees are....are there mosquitos with all the water, rules, what happens with a heavy rain? Curious....

Those ponds are actually a water treatment plant! It's the Avondale wetlands project where natural processes and plants etc are used to treat water to aquifer standards before it is recharged just to the south. Water flows through the various cells where sediment is removed, nitrate reduced and so on.

Okay...but people swim in parts of the Mississipi River too.....The map looks great though I am sure it is fine, it is just the initial thought before you explained it
