The Northwest Valley is slowly working to develop more amenities such as fine dining. There is a solid market for this in the area, with household incomes within 5 miles of this development exceeding $100k.

Oh yeah. State 48 is coming to Westgate. May I suggest the street tacos and a barrel aged beer? I'll be one of those people walking over there after seeing another bad Hollywood production.

Westgate isn’t the Northwest Valley, but good to know. Northwest Valley primarily refers to the Happy Valley corridor, or from Bell Rd north to the northern part of the 303 loop. From 67th West out to Vistancia. The epicenter would be places like Lake pleasant/Happy Valley, 83rd/Happy Valley, etc.

How does one get 'white picket fences" out of the land of endless pinkish/cream painted cement block walls that is suburbia here?
