There appears to be a lot of room with this piece of land going up N. LEE. However, if you add a couple of more shops, like the hamburger joint, then this whole intersection could become a zoo.

Just as long as the guy who designed the Gateway mall parking lot stays clear of this area, it may be ok.

I think just with TJ's that intersection will be a disaster.

Costco's parking lot is 5x the size of TJs lot. I wonder how they will deal with the parking lot situation at TJ.

Another thing is that lot that TJ's bought from 'The Ranch' is not the best of the best location wise. I think that is why it is one of the last lots to sell for commercial/business use.

Prescott is "land locked". There is not much available land left for development. That is why PV is growing in size while Prescott is not. PV has tons of open space left for expansion.

Prescott is stuck with demolishing mountains (WalMart, Lowe's, etc.) to make room for more development.
