Ok, so why doesn't Costco just open up at the huge empty commercial lot in Apex across from Beaver Creek Shopping Center north of HW 64 and west of HW 55. It's also right next to the soon to be I-540 exit. Easy access for all Holly Springs, Apex, and West Cary folks. Seems like a no brainer to me.

My guess is that it has to do with population density - a lot more people live a lot closer to the MacGregor Village location. It's also only five miles from Crossroads and BJ's. But who knows.. I assume Costco has a bunch of really smart people working for them that choose locations based on the criteria that works best for new stores.
That's a shame.. last thing that section of 64 needs is another car dealership!

I don't think a car dealership is a terrible idea for that location, but then again I don't live there.
Car dealers naturally want to co-locate, and I think it's good planning practice to allow them to do so. There's already a bazillion dealerships there and it's been spreading westward with Toyota of Apex going in and Crossroads Infiniti getting started on its project. MacGregor is awfully close to all of that to serve as an eastward expansion.

It's all about the zoning - if a car dealership is allowed by the current zoning, then there is nothing for Cary to approve. It's the same reason why Cary didn't have to "approve" a Costco for that location - it was already allowed. That said, they could require site improvements.
I also can't see the so called upscale MacGregor golf course residents being pleased with a car dealership opening up right across from their main entrance. The car dealerships should just expand near the empty spaces around the existing Cary Auto Park. I don't like how they are now scattered all around HW 64 like the Toyota of Apex.
I hope none of them come to the Beaver Creek spot I proposed for Costco. That spot is prime with I-540 opening up this year and the density and income disposal of all the new West Cary residents.
