We currently are experiencing some issues regarding late payments as well....
Our tenants are a very nice family (although we have heard "rumors" that the police have had to visit them a few times now for domestic issues,so who knows!) ...

The problem is that they are continually paying their rent late. They DO have a grace period of 10 days and we know that the husband is on a bi-weekly pay schedule, however,we consistently receive our rent around the 6th-7th of the month and the past few have been later.
The rent is due on the 1st of each month.

We have confronted them and have now gotten the "it's an issue with the post office,etc", We think that they actually believe that WE believe this. They are most certainly post dating their checks to make it appear as though they are paying on time.... the checks have always been dated prior to the 1st of the month,but according to the postmarks, not being mailed until several days after this.
We live in a different state now (due to a relo,which is why our house is being rented to begin with, we could not sell it due to the market conditions),however,it should only take 2 days for the rent to arrive to us IF it is indeed being mailed when they checks are dated,as they are stating they are.
Honestly, we are not stupid people,if you are mailing the checks on the 28th of the month, it doesn't take 6 days to arrive.
We have gotten so many ridiculous excuses about the mail and this past month the check was still not received by the 10th of the month (which is the end of the grace period) and they said "oh we mailed it,now we are going to have to stop payment on that check and mail a new one", it is ironic how that "new" check arrived in the standard 2 days that it should take to get to us.
OBVIOUSLY,are tenants are playing us for a fool and not mailing their checks on time....
We have another house that we are now paying for in addition to all of our other bills AND we are still putting some money towards that mortgage as our tenants couldn't afford what we were actually asking for to cover our mortgage there....
They are of course not taking us into consideration or the fact that this will go into their credit report as slow payments........

The situation is becoming draining and a huge hassel. Renting a house out is not a great option,but one we had to choose.

It honestly doesn't matter what the economy is ..... As a landlord , experiencing issues right now with tenants who obviously have the same thought process as you, it is frustrating!

Why not put yourself in your landlord's shoes? We are a family paying for 2 homes right now, we also have bills and we are living in the same economy as you are??? why should your situation be any different.
How about this question..... in our case,our tenants couldn't afford to pay what we were originally asking for in rent,SO we took what they could afford. Seem like a nice family and we really didn't want our house to sit empty....
SO, if you were US and you were kicking in money every month to cover one house while now paying for your new house as well, what would you say to your tenants who decided that paying the rent on the 7th is okay?

If the rent is due on the 1st,you should pay it on the 1st-sorry.

"But you know the economy is..", "my pay check came in late", "my car broke down", etc...

All things the LL can also say....the rent is due and you have an agreement!

One time late, doesn't mean it won't happen again! I treat one time the same as second time, etc...but my contract has clearly written what will happen first time, second time, etc...

I honestly think it depends on the tenant and landlord relationship. I have had a tenant for 2 years. During that time she was late once. She explained to me that her purse was stolen and it would take her a few days to get new ID so that she could get access to her accounts. I said ok. Till this day I don't have a problem with her. However, I have another tenant who is constantly late. This guy uses every excuse in the book. I don't believe a word he says and I charge him a late fee every opportunity I get. I will not renew his lease when the year is up. So the botton line is "YOU NEED TO COMMUNICATE WITH YOUR LANDLORD".
