Sound/inlet/"river" is sounding better all the time when I think about some of the factors mentioned above. The big downside to me is that you are pinned on your property for the most part if you are on the sound/inlet/"river". The banks are usually parcels of private property and even if there is a long strip of beach, you can't walk it like at the ocean.
Check out river towns in VA, most of the beaches there are public property (as far as I know). Less surf and smaller beaches, however.
Here's a post I found here in this forum when I was search for info on my own community. It has beach photos! As you can see, different from ocean beaches. But nice in their own way. I'm not sure how many condos are in this particular river town, but you could probably find others that have condos.

I have been to Yorktown. The beaches there and at the other nearby locales are not tiny but they are small; no walking for a mile before turning around. The area is quite po$h, plus I am looking for a longer season and somewhat warm winters; on the east coast, it would pretty much have to be FL.

We took a walk along a our community beach today. Many homeowners had riprap/rock laid down in front of the dunes and their homes to prevent more erosion after last year’s hurricane season. It has to be scary to be this close to the water. Then again another storm could come and dump sand down making the walk to the water’s edge much longer.
I’d still love to live right on the beach though. Next lifetime maybe.

You no doubt have heard about the flooding along Lake Ontario beaches, also up along St. Lawrence towns, etc. I love both of those areas, too, but things are changing with the crazy weather we have been having.
I'm good with being a few blocks back and not paying an HOA -- as long as I can load up my bike trailer with beach gear and not have to park a car. I agree that right on the beach would be a bit scary, at least until such time as I'm prepared to lose my property at the end of my life; what I need to determine at this point is what nearby city would afford me all the opportunities to live while I'm young.
@otterhere, Have you dismissed Jax Beach? I can't recall if you did earlier in the thread. You keep bringing up the importance of a real city to you, some semblance of seasons but it seems like you aren't really hung up on having a serious winter.
No, I haven't. Seems I heard something about there being a lot of crime there, but...
