Very elegant home, but if I'm spending $400K for a place to live, I don't want my next door neighbor(s) to be on the other side of the wall............

Good to get that input from you because we're kind of feeling the same way. A townhouse does appeal to us, but we are still in the mindset that $400,000 is too high for any attached unit (whereas we would consider going that high for a single family home if it was really special.) I think we'd go up to the $290s for a condo or townhouse if we found something irresistible.

The feedback I'm getting in this thread is helpful. But the market is staying pretty daunting for buyers.

While I know it's frustrating for you, but when you are ready to submit offers, it may settle down.

I personally think this is good news. Increasing housing values are a sign of a strong economy. Rochester's economy, and real estate economy are pretty stable. I can't remember a decline in property values here. It's hard to lose money unless you do something stupid.

One other thing to keep in mind, is that most townhouses are also tied together with HOA fees, so not only are you paying a mortgage (possibly, I shouldn't make assumptions) but you're also paying "rent", in the form of the fees.
