You're really showing your ignorance of the area.

I used to live in the Sunnyvale neighborhood just to the north of the Apple Campus, called Birdland for the streets named for avian species, in alphabetical order. That neighborhood has been around since the 1950s, well before the corporate offices were built. These homes aren't particularly large (around 1,200 sq ft for a standard SFH, if it's original) nor are they on large lots either.

The site of the Apple Campus used to be a large HP campus which was vacated and acquired by Apple.

Now to throw you a bone, there are some apartments and condos built around the periphery (near Pruneridge Road, or what's left of it) and on the opposite side of Wolfe Road, by the Asian shopping center centered around a 99 Ranch supermarket. These are obviously of more recent vintage than the SFHs built in the 1950s on the north side of Homestead Road.

Let's see how the office plans and work environment change post-COVID. Many companies are letting employees work from home indefinitely. I realize there are some roles at Apple where you need to be onsite to be most effective, such as Hardware Development. There are also a TON of support functions that can be done from anywhere.

Employees are getting used to not having to commute or even relocating out of the Bay Area for a lower cost of living / higher quality of life. Companies are warming up to the idea to allow employee flexibility as a retention tool but also to a wider candidate pool and lower labor costs (I'm speaking first hand as a hiring manager).

We'll see how pervasive these trends are long-term, but my bet is the longer COVID goes on, the more this will become a permanent trend. Will be interesting how this will impact Bay Area home prices in the long-term.

Yes, mostly orchards turned into track housing during the post war period.

My point is that it demonstrates a lack of civic leadership to approve so many jobs but not allow for densification.

Remote work however does make it so geographic proximity is less crucial but could also lead to more sprawl in places like Gilroy.

New article on White Flight. This has been an ongoing trend but I suspect Whites are more likely to take part in the remote work exodus.

Bay Area still the place to cash out... see it with retirees at work every month...

600 to 800k for a older modest east bay home can go a long way in other areas...
