There's no political will for it. To a large extent they did that with the Eastwood overlay... and then, when people tried to hold a developer (Holt, for the Walgreens) to those standards, those people were screamed at for being obstructionists.
I certainly understand the frustration - but I have a much harder time getting fired up about it alongside a thoroughfare that's been car-centric for more than 50 years as much as I would for something proposed in the center of a neighborhood - even as I consciously know that there's no actual difference.
Anyone know when the State DOT is supposed to make a decision on I-81, particularly the elevated portion? I know there has been a lot of community discussion since the roadway has outlived its usefullness. If I recall correctly, there are three options 1) keep and replace the existing roadway 2) remove elevated roadway and build tunnel, i.e. a "big dig" 3) remove elevated portion, bring to street level and re-route traffic around the city along I-481.

I believe we're still a year or two from a final decision at this point. I-81 : Home Page outlines the process (generally) and has a newsletter.
Did anyone hear about this project proposed between Central Square and Brewerton along route 11? I found it in the Oswego County Business Journal, http://oswegocountybusiness.com/index.php?a=3709. I am not a subscriber, so I could not open the entire article.
$25M raceway park project scheduled for Spring 2012
"Central New York Raceway Park (CNYRP) raceway park is scheduled to open along Route 11 near Central Square. The park will accommodate up to 10,000 fans and open year round.CNYRP facility will encompass more than 140 acres, and have a 2-mile road course, 1/2-mile synthetic dirt track and a 1/4-mile drag strip. The artist rendition of the road course garage shows the layout of the front of the building (bottom of link above). The garage will be 56 bays, 50 available for club use with two double bays and two more single bays for technical inspections. The artist rendition (scroll to botttom of link) of the dirt track shows the 10,000-seat grandstand, restaurant, and race control tower. Seating in the grandstand will be stadium seating guaranteeing each seat with an unobstructed view of the racetrack. VIP suites and a 300-seat buffet style restaurant will occupy the second level. The race and facility control center will sit atop of the structure." The videos are worth watching.
I don't want to read into anything, but I found the following to be interesting: "The artist renditions we completed by Modular Space Corporation (ModSpace) in conjunction with John Lehmann, a former Assistant General Manger of Vernon Downs Casino and Hotel and Senior Operations Manager at Turning Stone Casino Resort." I could be wrong here, but someone is anticipating gaming down the road.

I'm really glad they finally got financing for the hotel. I'm also excited that they're starting construction so soon. The last article I saw stated that construction would start this fall. The loss of that surface lot with a nice hotel will do wonders for the area, however I'm upset that they got rid of the retail on the ground floor. It won't do wonders for the area if there is no ground floor retail or dining to help with the walkability of that side of the street.

On the flip-side -- there is another project in the works for Armory Square that DOES have an entire ground floor of retail space. I, for one, am extremely excited about the prospects for this one:

Great find!...I like the contemporary look of the building, esp. the window configuration. The design is a departure from buildings in the area. What a great location, I got to get me one of those. Nice write-up in the eldorado web-site, I like the night views (they need to update the Armory Square aerial):
Though I am not crazy about the Marriot's design (typical Marriot), I think they tried to be consistent with the historic character of the neighborhood. I don't think the loss of retail is necessarily a tragic thing, but it is a lost opportunity to bring energy to that side of Fayette Street and ultimately Franklin Street. However, the pedestrian traffic from the Creekwalk, the Warehouse (I believe a street Cafe' is coming), and OBG HQ may compensate.

A well respected leader in the commercial real estate industry recently visited Syracuse and came back impressed with efforts to revitalize the "Salt City." The man's son relocated to Syracuse to work for a small boutique developer based in Armory Square.
It is nice to see outsiders taking notice of the projects going on and the potential that the city has.
